Realest acted on behalf of longstanding client, Forelle Estates in the CAT A refurbishment of Arcadia House, a 20,800 sq ft flagship office in Ocean Village, Southampton.

Providing Project Management / Employers Agent / QS services during a comprehensive 24 week refurbishment, the works included replacing all mechanical & electrical systems, the creation of a stunning business lounge and replacing the roof.

The final result reflects the time and effort put in during the early design stages to create the right look and feel, transforming our client’s vision into reality. The finished look really creates a wow factor to showcase this Grade A office building.

Project Management of CAT B Office Fit Out

Realest was appointed by the new tenant Lester Aldridge to assist with the project management of the CAT B fit out of their new space (6,180 sq ft). The project encompassed everything from design and fit out to relocation, with a focus on creating dynamic meeting spaces, agile working areas, and open-plan environments for their 82 staff members.

In addition, Realest also acted for Lester Aldridge in respect of dilapidations at their previous premises, Alleyn House, Southampton.

General Consultancy Advice

The Realest team are delighted to have been appointed as one of The AA’s approved suppliers in respect of their estates portfolio and property matters.

Our first project started with Building Consultancy advice on The Plant, Basingstoke where The AA has taken over 41,000 sq ft for 15 years following the building’s redevelopment.

Plant, previously called Mountbatten House, provides c.150,000 sq ft of best-in-class BREEAM outstanding office space. Originally built in 1976 and way ahead of its time, the Arup-designed building is Grade II listed and provides a very unique office environment, with access throughout to large garden terraces.

We are also instructed on other consultancy matters and look forward to developing a strong relationship with our new client.

Units 1 & 2 Strategic Park, Southampton

Project Management of Full Refurbishment & Dilapidations

Realest provided Building Consultancy in respect of the dilapidations settlement and the project management of the full refurbishment of both units which included sustainability upgrades and a BREEAM ‘Very Good’ rating, solar PV roof panels, electric vehicle charging points, new AC system and other energy saving measures.

Both units at Strategic Park have been prelet prior to the completion of the refurbishment of the units with Adrian Whitfield acting on the agency work.
